96 unit apartment renovation in Edinburg, TX.

This project is currently in process and was started in November 2017.  For the project, new TPO roofs are going to be installed on the buildings.  We will also power wash and paint the exterior of the buildings. New asphalt will be placed on the parking lot and drive ways.  The old fence will be removed and we will install a new 6-foot privacy fence.

We are building a playland and basketball court where the existing tennis court is located at.  A dog park with benches for the owners will be created on the property.   The existing carports will be removed and we will install new carports with updated lighting.  The cabana next to the pool will be removed and a new cabana built.  The pool deck and patio will be resurfaced.  The office building will be reroofed.  A new frontage sign will be added with new landscaping and the front gate will be fixed. All of the metal railing and fences will be scraped and repainted.

285 Unit Interior & Exterior Renovation

The interior renovations for this project included new appliances, a lighting package, a plumbing package, new paint, plank flooring, and new hardware.  We installed granite countertops in kitchens and bathrooms and we resurface tubs. Exterior renovations for the project included an outdoor pavilion with a kitchen, a play land, dumpsters enclosures, new entrance landscaping, new outdoor lighting for safety, resurfacing of the  pool and deck, and we restriped the entire parking lot.

The project timeline was scheduled for 18 months. We completed the renovations in 14 months. The projected budget for the project was $2.1 million, we completed the project at $1.95 million. The complex started out as a Class B complex and after the renovations it was a Class A complex.

476 Unit Interior & Exterior Renovation

Interior renovations included new appliances, new lighting, new plumbing, paint, plank flooring, new hardware, and resurfacing of the countertops and tubs. Exterior renovations included an outdoor kitchen, a pavilion, a play land, dumpster enclosures, entrance landscaping, new outdoor lighting for safety, resurfacing the pool and deck, and we restriped the entire parking lot.

The scheduled project timeline was 24 months. We completed the project in 21 months. The projected budget $2.3 million and we finished the project at a cost of $2.25 million. The complex started out as a Class C complex and after the renovations it was a Class B complex.

180 Unit Alzheimer’s care facility

Our role was Project Manager. We worked from the ground up to include utilities, complete contract and budget negotiations with all subcontractors. We were also responsible for ensuring all permits were filed for. The facility had a hair salon, 180 units for patients, 5 units for guest sleeping, a fitness center, a movie theater, and a large outdoor recreation area.

The project was completed 3 months early and $750,000 under budget.
